What happens during the assessment?

Your assessor will visit the premises to collect the information needed to create an energy model of the building. This includes its layout, how different areas are used, its construction and its energy systems.

We record the building’s dimensions, layout and use, alongside its walls, roofs, floors, insulation, windows and doors

Heating, cooling & vents

We assess heating and hot water equipment, controls, air conditioning, mechanical vents and air-handling systems.

We record lighting and lighting controls, along with renewable energy technology such as solar panels.

How long does it take?

A commercial assessment can take from approximately 90 minutes to a full day, depending on the building’s size, layout and complexity. We will discuss the expected timescale when providing your quotation.

Building plans, specifications and equipment documents help us understand the premises and assess its energy systems accurately. Much of this information may be available in the building’s Operation and Maintenance manuals.

You do not need every document before booking. We can review what is available and identify any further information that would help.

Frequently asked questions

How is a commercial EPC calculated?

The assessor records information about the building’s construction, layout, use, heating, cooling, ventilation, hot water, lighting and renewable technology.

This information is entered into approved energy-modelling software. The building is divided into zones based on how different areas are used, allowing the software to calculate its expected energy demand and carbon emissions.

What if we do not have all the building documents?

You can still contact us to arrange an assessment. We will review the information you have and let you know whether any additional documents would help us assess the building accurately.

Do we need to close the premises during the assessment?

Usually not. We can discuss access arrangements and plan the visit to minimise disruption, although the assessor will need safe access to all relevant areas, including plant rooms.

How quickly will we receive the commercial EPC?
