Domestic Energy Performance Certificates

A domestic EPC shows how energy efficient a home is, gives it a rating from A to G and recommends improvements that could reduce energy use and running costs. EPCs are generally valid for ten years.

What happens during the assessment

A domestic energy assessment is a straightforward, non-invasive visit. Your assessor will take measurements, record key features and take supporting photographs. There is no drilling into walls or lifting floorboards.

Building Construction

We record the property’s age, size, layout and construction, including its walls, roof, floors, insulation, windows and external doors.

Heating and Hot Water

We check the property’s heating system, heating controls and hot water equipment, including any hot water cylinders.

We record fixed lighting and ventilation features, as well as renewable technology such as solar panels.

Lights, vents & renewables

How long does it take?

Most domestic assessments take approximately 30 minutes to one hour. Larger properties or homes with more complex layouts and systems may take longer.

Systems and meters

We will need access to the boiler or other heating system, hot water cylinder, gas and electricity meters, and any renewable energy equipment.

Let us know in advance

If any rooms or areas cannot be accessed, please tell us before the appointment. We may be able to work around this, although another visit could be required if important areas cannot be assessed.

Rooms and loft access

Please make sure the assessor can safely access every room in the property, along with the loft hatch where present.

FENSA, CERTASS and MCS certificates, building-control documents, installation guarantees and equipment specifications can help us verify improvements that are not visible during the assessment.

Don’t worry if you do not have everything listed. The assessment can normally still proceed, but standard assumptions may be needed where a feature cannot be confirmed.

Frequently asked questions

How long is a domestic EPC valid?

A domestic EPC is normally valid for ten years. If the property already has an EPC, you can check its expiry date and download a copy from the official government register.

How is a domestic EPC calculated?

The assessment considers the property’s age, size, construction, insulation, windows, heating, hot water, lighting, ventilation and renewable technology.

This information is entered into approved software to calculate an energy efficiency score and a rating from A, the most efficient, to G, the least efficient. The calculation uses standard assumptions rather than your actual energy bills or personal energy use.

Does the property owner need to attend?

No. The assessment can be arranged through a tenant, agent or keyholder, provided the assessor has safe access to every room and the relevant heating, hot water and energy systems.

What if part of the property cannot be accessed?

Please let us know before the appointment. We may be able to work around the inaccessible area, but another visit could be required if we cannot collect the information needed to complete the assessment accurately.

Can you guarantee a particular EPC rating?

No. The rating is calculated using an approved assessment method and depends on the property’s construction and energy systems. However, we can explain the result and discuss improvements that could potentially raise the rating.
